House on Right Side of Fairway - How bad is this going to be??

Ok - so due to personal reasons, I recently had to purchase a house sight-unseen (except for some family members) that resides on the right side of a dog-leg left on a municipal course.  Although it is a dog-leg left, I am still concerned on what we may have gotten ourselves into.  It is about 120 yards from the back tees, and does have quite a bit of trees around the property.

I have attached the top-down view of the hole and location of the house.  I am curious if anyone else that lives on a golf course and has a similar layout; what advice might you have on what we can expect.

That's pretty far back from the course line and looks pretty well protected by trees. I'd imagine the only ball that finds your house was hit there with a wedge on purpose

If its 120y from the back tees then I assume its 100-110y from the middle tees...I think the average banana slicer will clear 120y with their drive so it seems you don't have too much to worry about.

If by going from the above and being 120y away and not many coming near you, think of all the new pro v's you will find in the trees near your house!!!

I'd expect the occasional ricochet to end up in your yard but I doubt the house itself will take too many direct hits. It looks like there's another fairway at the top of the image, slices on that one could potentially wind up near your house too.

Based on the picture, the house to the right of yours (as shown in the pic) has a lot more exposure and a lot less protection.

You should be in no danger. That said my uncle lives on a course where there's no chance in my mind his house should be in danger, but he collects several dozen balls from his yard every month, and one broke a window near the front of his house, when the back of his house faces the course. There's a lot of bad golf out there, you shouldn't be concerned, but my guess is you'll see more golfers than you should.

is it a decent track?  The view muni courses here are dog tracks where the common ball is a top flite.  I dont think your house is in the way for most but if you have a fence or plans to put one in... you could yield a few balls for practice.

I wouldn't buy it.  I played a tournament at a top notch course in my area, and this is where the guy hit the shot, with a driver.

It was hard to say exactly how many streets it cleared.  He easily cleared the first house, and hit it pretty hard, but man, it was WAAAYYY offline, trees or not.

Should be mostly fine, sweet spot is about 175-200 out on the right from either the blue or middle tees. That will get you hammered.

One thing though, depending on the thickness of the trees at the bottom, you could get caught by the good old lefty snap hook from the tips. I'm a righty but if you reversed that picture and I played there enough I would get you.

agreed, right side out 170-220 off the tee is deadly, especially if into the fan where side spin is more of a factor

Is that number #9 @ the Orchards? If so I'm a lefty and I've definitely snap hooked a few off tee in front of the trees behind the bunkers on the right but definitely never lost a ball there.  There's a TON of room before OB and those trees aren't exactly short LOL

You also have to consider whether you will have a view of golfers relieving themselves in the trees.

Look out for shanks if it is a lay-up hole.  If it's a driver hole, it's hard to shank one of those, but the chops can hit a toe shank.

You definitely missed my point.   I made no reference to good or bad golfers.... I made reference to avg type of ball used.  Better course, even the crappy golfers typically use better balls.  So what I was saying.. if he has a fence at least he can collect some balls and hopefully higher end ones.

Yep, that's the Orchards.  I know, I've never seen anyone hit one that far off line.  It had to end up in someone's front or back yard.  It went over the condos there, before the trees!

A house, that's a lot of investment for sight unseen. Just out of curiosity since you say you're concerned about what you may have gotten yourselves into, and then ask how bad it's going to be, are you more concerned about what you may have gotten yourselves into with golf balls in the yard as opposed to having invested in property like that without seeing it? Of course you'll get some golf balls in the yard occasionally. And it would make good financial sense not to invest in your family's home without seeing it.
